Don’t let new homebuilders walk all over you.
Today I want to tell you a quick story about a friend of mine who was taken advantage of by a new homebuilder. My buddy, who was in the Air Force, lived out in Colorado. He called me and told me that he was having a bunch of problems with the house he was having built. The home had some electrical issues behind the drywall. He should have done a pre-drywall inspection before they put it up, but he didn’t.
“If you’re going to invest hundreds of thousands of dollars into a home, you need someone to represent your best interests.”
I told him to call his Realtor, but he said he didn’t use one because he wanted to save money on commission. He didn’t realize that an agent’s commission was already factored into the price of the home. Essentially, he just gave the homebuilder the commission; they took advantage of him.
Another thing to watch out for is when builders tell you that they’ll cut you a deal if you use their lender. That’s not a deal—there are ways to get deals without handing yourself over to the builder’s whims.
That’s why if you’re thinking about buying a new construction home, you may want to use an agent like us. If you’re going to invest hundreds of thousands of dollars into a home, you need someone to represent your best interests not only during the process but after it as well.
