Here’s my advice for home sellers who are considering a pre-inspection.
The question of whether or not a pre-inspection is necessary for home sellers depends on the market they’re in. Back in 2010, you had to win the beauty contest and the price war. Today, we have just a four-day supply of homes on the market. It doesn’t necessarily do you the best service to pay hundreds for an inspection to provide those facts to the public.
I prefer to let the buyers pay for their own inspection in this market. It gives them some more skin in the game and allows them to find out if anything is wrong in the home on their own time instead of offering that information upfront. If they do have concerns, then we can negotiate after the inspection.
